650 West Gaines Street

Tallahassee, FL

This project involved the demolition of an existing structure and the construction of a new three-story mixed-use facility. The ground level was designed to accommodate retail shops that activate the street frontage, while the upper two levels house apartment units and shared common spaces.

BRICK CLADDING AND CLEAN MASSING REFLECT FSU AND FAMU’S TRADITIONAL ACADEMIC ARCHITECTURE

The architectural design takes cues from the historic brick façades found throughout the Florida State University (FSU) and Florida A&M University (FAMU) campuses, blending traditional academic character with a nod to the area’s industrial roots. The use of brick cladding, clean massing, and contemporary detailing helps the building sit comfortably within its context, creating a thoughtful transition between institutional and commercial environments.

This project not only enhances the surrounding streetscape but also supports a growing need for walkable, mixed-use developments that serve both student and local populations.
